Autumn Version 2 Barndominium 40′ x 80′ Building – 2 Bedrooms 1.25 Bathrooms in 800 sq ft plus 800 sq ft 2nd story
Changes for Version 2 include:
The living area is mirrored left to right and top to bottom, placing the living area on the right side of the plan and bedrooms on the top.
This plan also adds a second-story loft with access from the shop.
The bathroom has a shower instead of a bathtub.
The washer and dryer area has been converted into a closet and relocated to a room in the shop, which also contains a half-bath and a water heater.
The exterior door from the living room is now a double door accessing the wrap-around porch to the right.
The living room is approximately. 16′ top to bottom and is 10′ from the wall to the kitchen cabinet next to the sink.
The wrap-around porch is 12′ deep and extends 28′ in each direction.
The shop is approximately 60′ x 40′, including the stairs and mechanical room.
All overhead doors are 14′ wide.
This plan also shows two roof pitches with eave heights of 16′ and 18′.
If a larger bathroom or closet is desired, the closet can be relocated to free up approximately 2 feet.
The master bedroom is 14′ wide by 10.5′.
The master closet is 5′ wide by 6.5′.
Bedroom 2 is 10′ wide by ~10′.
Autumn Version 3 Barndominium 40′ x 60′ – 1 Bedroom 1 Bathroom 800 sq ft plus Laundry (1,200 sq ft Plus Shop )
Version 3 Changes
The plan has been changed to a 1-bedroom layout, and the laundry area has been relocated to further open up the shop area and enhance the floor plan.
The bathroom has been rotated and moved, and now has a shower instead of a bathtub.
A larger pantry replaced the laundry area. A built-in desk has been added to the living area along with a fireplace.
Depending on your living room furniture and ideal placement for a TV, the kitchen island could be smaller or rotated 90 degrees to change the available space. The door to the shop could be moved up as well, opening up more space, or the pantry could be enlarged, or a small coat closet could be added.
The shop is approximately 40′ x 40′ including the laundry room. The overhead doors are 12 feet wide on the bottom and 10 feet wide on the right side.

Autumn Barndominium Plan Version 4 changes
The living area has been mirrored from left to right. The tub has been replaced with a shower, and all room sizes remain the same as the original.
A wrap-around porch has been added to the living side of the plan, and a roof extension porch has been added to the shop side.
The wrap-around porch is 10′ deep, 30′ left to right, and 25′ top to bottom.
The roof extension porch is 12′ deep and spans the entire 40′ from top to bottom.
The overhead door to the 40’x40′ shop is 16′ wide.
Autumn Version 5 Barndominium 40′ x 25′ – 1 Master Suite 1.5 Bathrooms (1,000 sq ft)
The version 5 of the Autumn floor plan is an example of a home without an attached garage. We often remove or resize the garages on our stock plans for clients.
This plan is almost 5′ wider than the original version, which opens up the living room and also the bedroom. 25′ vs. 20′
The 2nd bedroom was removed, which also opened up the living room.
The layout was changed to create a master suite and to include a second bathroom (powder room) for guests.
A nice-sized pantry was added.
The overall living space is 24.5′ by 40′. With a 10′ deep by 24.5 front porch.
The master bedroom is 18′ wide by 12.5′.
The pantry is ~6.5′ by ~6.5′ and the master closet is 7.5′ wide by 6.5′.
The living area is 14.5′ from the kitchen cabinet to the wall on the right and 19′ from top to bottom.
The kitchen island is 2.5′ by 5′.
This plan would fit nicely inside larger 40′ or wider plans like version 6 below.
Autumn Version 6 Barndominium in a 40′ x 60′ building with 1 Bedroom 1 Bathroom in 800 sq ft of living area with 1,600 sq ft Garage
The Autumn Version 6 floor plan is an example of a plan where the living area only taking up a portion of the full width, which gives you an L-shaped shop.
The shop could have a door added for a straight pull-through from the front to back or side to side. It would be an excellent garage for an RV.
The living area is still 800 sq ft, but it only has one bedroom. The bedroom doesn’t have a closet because it was converted into a mechanical room, but it could easily be switched back to a closet.
The living room is much larger because bedroom 2 and the closets were removed. It is 27′ wide by 10′ to the kitchen island.
The living room has a sliding door opening up to the wrap-around porch.
The bedroom is 12′ wide by 14′.
The wrap-around porch is 12′ deep, runs 32′ top to bottom, and 52′ left to right.
The garage is 1,500 sq ft, featuring a 12-foot-wide overhead door on the left and a 10-foot overhead door at the top.
Autumn Version 7 Barndominium in a 40′ x 60′ building with 2 Bedrooms 1.5 Bathrooms in 800 sq ft living area with a 1,600 sq ft Garage
Autumn Version 7 floor plan is an 800 sq ft plan, similar to the original, but with the living area mirrored left to right.
This plan features an additional half bath in the shop area.
It also features a wrap-around porch, which is 8′ deep on the top section and 20′ deep on the right. It is 40′ left to right and 50′ from top to bottom.
The shop is 1,600 sq ft (40′ x 40′) and the overhead garage doors are all 12′ wide.

Autumn Version 8 plan is another example of the original plan rotated 90 degrees inside a larger building.
The room sizes are the same as the original.
This plan includes a wash area in the garage, along with HVAC and a water heater.
The wrap-around porch is 8′ deep on the left and 12′ deep on the bottom. It spans 31′ on the left and 36′ across the bottom.
The garage is 1,500 square feet and has three 12-foot-wide garage doors.
Autumn Version 9 Barndominium 40′ x 50′ – 2 Bedrooms 2 Bathrooms plus loft (31′ x 38′ Garage)
Version 9 of the Autumn plans changes the building size to 40′ by 52′ 5″. It has a roof extension porch and a wrap-around porch.
The living area on the first floor remains unchanged from the original, but it has an additional full bathroom in the shop and a loft accessed from the shop.
This plan was designed for a building with a 14-foot eave height and a 6:12 roof pitch, providing more ceiling height in the loft area.
The loft area is 418 sq ft (19′ wide by 22′).
The garage is approximately 32′ by 40′ (minus the area occupied by the stairs, bathroom, and cabinets.
The roof extension porch is 16′ deep by 40′.
Autumn Version 10 Barndominium 40′ x 60′ – 2 Bedroom 1.5 Bathroom in 800 sq ft plus loft and shop
Version 10 of the Autumn floor plan is another 2-story version with an open loft over the living area.
The 1st floor plan is like the original but has been mirrored top to bottom.
The built-in island in the kitchen has been removed.
The shop area features a 1/2 bath and stairs for the loft area.
The wrap-around porch is 8′ deep and approx. 21′ long top to bottom and left to right.
The roof extension porch is 20′ deep by 40′.
The garage doors are both 14 feet wide.
The plan was designed with a 16′ eave height and a 4:12 roof pitch.
